Folsom Market Report - April 2017

Property Sales:

 April property sales were 67, down -27.2% from 92 in April 2016 and -19% lower than the 83 sales last month.
     April 2017 sales were at their lowest level as compared to April of 2016 and 2015.  
     April YTD sales of 234 are running -18.2% behind last year's year-to-date sales of 286.
Prices:
     The median sales price in April was $491,000, up 5% from $464,150 in April 2016 and up 1.2% from $485,000 last month.
     The average sales price in April was $507,847, up 5.6% from $481,005 in April of 2016 and up 3.3% from $491,526 last month.
     The April ASP was at it's highest level as compared to April 2016 and 2015.
Available Inventory of Homes:
     The total inventory of properties available for sale as of April was 112, down -7.4% from 121 last month and down -29.6% from 159 in April of last year.
     Currently there is a 1.7 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. American River Canyon North / Folsom Market Update 11/3/11

Greetings, Fall is in full color and the trees are producing the most wonderful yellow, red and orange leaves.   Almost the holidays again…where does the time go? A quick reminder that the filing period to appeal your Sacramento County property tax 2011-2012 tax assessment ends on November 30, 2011.     Please contact me if you need any further information to file an appeal. FOLSOM :   The overall Folsom market has slowed since last month only 66 sold/closed in October as compared to 94 in September and 85 in August.   The schools are back in session and many folks postpone home shopping in anticipation of the upcoming holidays.   Listing inventory is also down which brings the supply of available homes to a 2.5 month inventory and is considered a “stable” market.
