Folsom Market Report - April 2017

Property Sales:  April property sales were 67, down -27.2% from 92 in April 2016 and -19% lower than the 83 sales last month.      April 2017 sales were at their lowest level as compared to April of 2016 and 2015.        April YTD sales of 234 are running -18.2% behind last year's year-to-date sales of 286. Prices:      The median sales price in April was $491,000, up 5% from $464,150 in April 2016 and up 1.2% from $485,000 last month.      The average sales price in April was $507,847, up 5.6% from $481,005 in April of 2016 and up 3.3% from $491,526 last month.      The April ASP was at it's highest level as compared to April 2016 and 2015. Available Inventory of Homes:      The total inventory of properties available for sale as of April was 112, down -7.4% from 121 last month and down -29.6% from 159 in April of last year.      Currently there is a 1.7 month supply of inventory.
