American River Canyon North / Folsom Market Update 12/2/11

Greetings, You know that we are in the final weeks of 2012 by all of the beautiful holiday decorations throughout the neighborhood.   The HOA has announced a decoration contest again this year and it looks like it will be another difficult year for the judges. Ever watched the start of a 26.2 marathon???   This Sunday is your opportunity when the California International Marathon (CIM) passes right in front of ARCN.   The race starts at the Dam Road and Folsom Auburn at 7am, then turns onto Oak Avenue and continues all the way to the steps of the Capitol downtown.   It is really a fun event and the runners are inspired by the cheering crowds, so grab your warmest jacket, a cup of hot coffee and head down to Oak Avenue .   I’ll be running again this year and look forward to seeing your smiling faces! Greetings, Fall is in full color and the trees are producing the most wonderful yellow, red and orange leaves.   Almost the holidays again…where does the time go? A quick reminder that the filing period to appeal your Sacramento County property tax 2011-2012 tax assessment ends on November 30, 2011.     Please contact me if you need any further information to file an appeal. FOLSOM :   The overall Folsom market has slowed since last month only 66 sold/closed in October as compared to 94 in September and 85 in August.   The schools are back in session and many folks postpone home shopping in anticipation of the upcoming holidays.   Listing inventory is also down which brings the supply of available homes to a 2.5 month inventory and is considered a “stable” market. American River Canyon North / Folsom Market Update 10/3/11

FOLSOM:   The overall Folsom market has remained fairly constant over the last several months and there is now a 3.5 month supply of available homes which is considered a "stable" market.  Again this month, the upper end sales ($500,000+)are stagnant.  The best segment of the market is the $200,000 to $400,000 range.  Here are the number of homes sold in September by price bracket*: $100,000's - 13      $200,000's - 33      $300,000's - 28      $400,000's - 15 $500,000's - 3        $600,000's - 1       $700,000's - 1           ARC NORTH: The active listing inventory is at all time lows, but so are the buyers for our neighborhood's price range as evidenced by the numbers above.  Two homes failed to sell and their listings expired in the last few days, further reducing the number of available homes.  At the current rate of absorption, ARCN has a 7 month supply of inventory.  Current Stats*:  7 Active Listings, 0 Active Short Sales, 6 Short Sale C
