Folsom / American River Canyon North Market Update - January 2014

FOLSOM Property Sales:   January property sales were 51, down -25% from 68 in January 2013 and -20.3% lower than the 64 sales last month.   January 2014 sales were at their lowest level as compared to January 2013 and 2012.   January YTD sales of 51 are running -25% behind last year's year-to-date sales of 68. Prices:   The Median Sales Price in January was $405,000, up 16.5% from $347,750 in January of 2013 and up 3.8% from $390,000 last month.   The Average Sales Price in January was $393,669, up 10.2% from $357,170 in January 2013 and up 2.2% from $385,055 last month.   January 2014 ASP was at it's highest level compared to January 2013 and 2012. Inventory & Month's Supply of Inventory:   With 51 homes sold last month and 129 homes currently available in Folsom, there is a 2.5 month supply of available homes.   The number of available listings is 129, up 4.9% from 123 last month and up 7.5% from 120 in January of last year.   January 2014 inventory was
