FOLSOM MARKET UPDATE - September 2016

Property Sales:  September property sales were 99, down -3% from 101 in September of 2015, and -17% lower than the 110 sales last month.   September 2016 sales were at their lowest level as compared to September of 2015 and 2014.   September  YTD sales of 847 are running 0.2% ahead of  last year's year-to-date sales of 845. Prices:   The Median Sales Price in August was $445,000, up 5.5% from $422,000 in September of 2015 and down 3.9% from $463,000 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in September was $469,481, up 7.5% from $436,542 in September of 2015 and down -1.2% from $475,241 last month.   The September ASP was at it's highest level as compared to September of 2015 and 2014. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of September was 159, down -16.3% from 190 last month and down -10.7% from 178 in Sep
