Folsom / American River Canyon North Market Update - November 2013

FOLSOM Property Sales:   November property sales were 71, down -21.1% from 90 in November of 2012 and -10.1 lower than the 79 last month.   November 2013 sales were at their lowest level as compared to November of 2012 and 2011.   November YTD sales of 1,005 are running 7.8% ahead of last year's year-to-date sales of 932. Prices:   The Median Sales Price in November was $385,000, up 11.9% from $343,917 in November of 2012 and down -4.3% from $402,500 last month.   The Average Sales Price in November was $405,142, up 16.2% from $348,527 in November of 2012 and down -3.8% from $421,352 last month.   November 2013 ASP was at it's highest level compared to November of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   With 71 homes sold last month and 121 currently available in Folsom, we have slightly less than a 2 month supply of available inventory.   The number of new listings in November 2013 was 63, down -38.8% from 103 last month and down -1
