Property Sales:  June property sales were 139, up 8.7% from 125 in June of 2015, and 33.3% higher than the 102 sales last month.   June 2016 sales were at their highest level as compared to June of 2015 and 2014.   June YTD sales of 524 are running 1.7% ahead last year's year-to-date sales of 515. Prices:   The Median Sales Price in June was $489,000, up 8.7% from $450,000 in June of 2015 and up 1.2% from $483,375 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in June was $497,818, up 7.2% from $4646,337 in June of 2015 and up 1.1% from $492,386 last month.   The June ASP was at it's highest level as compared to June of 2015 and 2014.
