Folsom / American River Market Update - December 2012 & Year End Review

FOLSOM Property Sales:   December property sales were 76, down -7.3% from 82 in December 2011 and -15.6% lower than the 90 sales last month.  December year-to-date (YTD) sales of 1,008 are running -1.4% behind last year's YTD sales of 1,022. Prices:   The median sales price in December was $355,965, up 26% from $282,500 in December 2011, and up 3.5% from $343,917 last month.  The Average Sales Price in December was $380,237, up 29.7% from $293,111 in December 2011, and up 9.1% from $348,527 last month.  December 2012 ASP was at it's highest level compared to December of 2011 and 2010. Inventory & Month's Supply of Inventory (MSI):   With 76 homes sold in December and 55 homes currently available in Folsom, there is less than a one month supply of available inventory. Average Dollar Per Square Foot for Sold Homes: October 2011    -   $156          October 2012      -     $169 November 2011  - $153          November 2012  -     $167 December 2011  - $152
