Folsom / American River Canyon North Market Update - June 2013

FOLSOM: Property Sales:   June property sales were 114, up 28.1% from 89 in June 2012 and -10.2% lower than the 127 sales last month.   June 2013 sales were at their highest level compared to June of 2012 and 2011.   June YTD sales of 549 are running 6.6% ahead of last year's YTD of 515.   June 2013 short sale properties were 31, down -66% as compared to 90 in July 2012. Prices:   The Median Sales Price in June was $397,090, up 14.6% from June 2012, and up 5.9% from $375,000 last month.   The Average Sales Price in June was $416,685, up 15% from $362,355 in June 2012 and up 9.9% from $397,042 last month.    June 2013 ASP was at it's highest level as compared to June of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale as of June was 135, up 3.1% from 131 last month and down -28.9% from 190 in June 2012.   June 2013 inventory was at it's lowest level as compared with June 2012 and 2011.
