FOLSOM Property Sales:  November property sales were 66, up 8.2% from 61 in November of 2014, and  -41.6% lower than the 113 sales last month.   November 2015 sales were at mid level as compared to November of 2014 and 2013.   November YTD sales of 1,024 are running 9.4% ahead of last year's year-to-date sales of 936. Prices:   The Median Sales Price in November was $422,500, up 3.8% from $407,000 in November of 2014 and down -4.4% from $442,000 last month.   The Average Sales Price (ASP) in November was $426,286, up 6.4% from $400,544 in November of 2014 and down -8.6% from $466,404 last month.   The November ASP was at it's highest level as compared to November of 2014 and 2013. FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of October was 137, down -19.4% from 170 last month and down -32.8% from 204 in October of last year.   Currently, there is a 1.3 month supply of inventory. FOLSOM Property Sales:  September property sales were 94, down -10.5% from 105 in September of 2014, and  -10.5% lower than the 105 sales last month.   September 2015 sales were at mid level as compared to September of 2014 and 2013.   September YTD sales of 838 are running 5.7% ahead of last year's year-to-date sales of 793. Prices:   The Median Sales Price in September was $421,750, up 0.2% from $421,000 in September of 2014 and down -3.9% from $439,000 last month.   The Average Sales Price (ASP) in September was $432,167, down -4,7% from $453,437 in September of 2014 and down -3.4% from $447,448 last month.   The  September ASP was at mid range as compared to September of 2014 and 2013. FOLSOM Property Sales:  August property sales were 99, down -2.9% from 102 in August of 2014, and  -20.2% lower than the 124 sales last month.   August 2015 sales were at their lowest level as compared to July of 2014 and 2013.   August YTD sales of 738 are running 7.3% ahead of last year's year-to-date sales of 688. Prices:   The Median Sales Price in August was $435,000, up 1.9% from $427,000 in August of 2014 and down -4.3% $454,594 last month.   The Average Sales Price in August was $445,739, down -2.6% from $457,656 in August of 2014 and down -3.6% from $462,449 last month.   The August ASP was at mid range as compared to August of 2014 and 2013. FOLSOM Property Sales:  July property sales were 123, up 25.5% from 98 in July of 2014, and  -0.8% lower than the 124 sales last month.   July 2015 sales were at their highest level as compared to July of 2014 and 2013.   July YTD sales of 637 are running 8.7% ahead of last year's year-to-date sales of 586. Prices:   The Median Sales Price in July was $450,000, up 0.7% from $447,000 in July of 2014 and equal to $450,000 last month.   The Average Sales Price in July was $462,062, up 0.8% from $458,299 in June of 2014 and down -0.6% from $464,937 last month.   The July ASP was at it's highest level as compared to July of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of July was 187, down -13.4% from 216 last month and down -29.2% from 264 in July of last year.   Currently, there is a 1.5 month supply of inventory.
