January 2017 sales were at their lowest level as compared to December of 2016 and 2015. January YTD sales of 41 are running -12.8% behind last year's year-to-date sales of 47. Prices: The Median Sales Price in January was $465,000, up 5.9% from $438,900 in January of 2016 and down -5.1% from $490,000 last month. Median = the same # of properties sold above & below the Median Price The Average Sales Price (ASP) in January was $478,080, up 4.8% from $456,101 in January of 2016 and down - 4.1% from $498,543 last month. The January ASP was at it's highest level as compared to January of 2016 and 2015. Inventory & Month's Supply of Inventory: The total inventory of properties available for sale as of January was 84, up 16.7% from 72 last month and down -17.6% from 102 in January of last year.
