Property Sales:  February property sales were 42, down -12.5% from 48 in February of 2016, and equal to the 42 sales last month.   February 2017 sales were at their lowest level as compared to February of 2016 and 2015.   February YTD sales of 84 are running -11.6% behind last year's year-to-date sales of 95. Prices:   The Median Sales Price in February was $477,500, up 5.8% from $451,392 in February of 2016 and up 3.4% from $462,000 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in February was $487,618, up 4.7% from $465,887 in February of 2016 and up 2.5% from $475,804 last month.   The February ASP was at it's highest level as compared to February of 2016 and 2015.
