Folsom / American River Canyon North Market Update - October 2013

FOLSOM Property Sales:   October property sales were 78, equal to 78 in October 2012 and -2.5% lower than the 80 sales last month.   October 2013 sales were at a mid level compared to October of 2012 and 2011.   October YTD sales of 933 are running 10.8% ahead of last year's year-to-date sales of 842. Prices:   The Median Sales Price in October was $403,750, up 12.9% from $357,500 in October of 2012 and down -0.9% from 407,500 last month.   The Average Sales Price in October was $422,965, up 14.7% from $368,854 in October of 2012 and up 1.6% from $416,439 last month.   October 2013 ASP was at it's highest level compared to October 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale in October was 167, down -13.5% from 193 last month and up 5.7% from 158 in October of last year.   The October MSI of 2.1 months was at a mid range compared with October 2012 and 2011.
