Folsom / American River Canyon North Market Update - January 2016

FOLSOM Property Sales:  January property sales were 47, down -2.1% from 48 in January of 2015, and 39.7% lower than the 78 sales last month.   January 2016 sales were at their lowest level as compared to January of 2015 and 2014.   January YTD sales of 47 are running -2.1% behind last year's year-to-date sales of 48. Prices:   The Median Sales Price in January was $4389,900 up 7.6% from $407,750 in January of 2015 and down -0.7%% from $441,868 last month.   Median means Middle (the same # of properties sold above & below Median).   The Average Sales Price (ASP) in January was $456,101, up 5.7% from $431,385 in January of 2015 and down -2.3% from $466,829 last month.   The January's ASP was at it's highest level as compared to January of 2015 and 2014.
