Folsom / American River Canyon North Market Update - March 2014

Folsom Property Sales:   March property sales were 83, up 3.8% from 79 in March of 2013 and 49.1% higher than the 55 sales last month.   March 2014 sales were at mid level as compared to March of 2013 and 2012.   March YTD sales of 193 are running -11.1% behind last year's year-to-date sales of 217. Prices:   The Median Sales Price in March was $396,500, up 3.9% from $381,593 in March of 2013 and up 1.7% from $390,000 last month.   The Average Sales Price in March was $405,816, up 6.2% from $381,950 in March of 2013 and down -3.2% from $419,319 last month.   March 2014 ASP was at it's highest level as compared to March 2013 and 2012. Inventory & Month's Supply of Inventory:   With 83 homes sold last month and 153 homes currently available in Folsom, there is a 1.9 month supply of available homes.    The number of available listings is 153, up from 139 last month and up from 119 in January 2014.    The March 2014 MSI of 1.9 months is at mid range as compare
