Folsom / American River Canyon North Market Update - April 2013

FOLSOM Property Sales:   April property sales were 90, down from 101 in April 2012 and 13.9% higher than the 79 sales last month.  April 2013 sales were at a mid level compared to April 2012 and 2011.  April YTD sales of 307 are running -5.8% behind last year's year-to-date sale of 326. Prices:   The Median Sales Price in April was $385,000, up 31.8% from $292,000 in April of 2012 and up 0.9% from $381,593 last month.  The Average Sales Price in April was $409,836, up 24% from $328,713 in April of 2012 and up 7.3% from $381,950 last month.  April 2013 ASP was at it's highest level as compared to April of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale as of April was 101, down 8.2% from 110 last month and down -54.9% from 224 in April of last year.   April 2013 inventory was at it's lowest level as compared to April of 2012 and 2011.  Average Dollar Per Square Foot for Sold Homes: November
