Folsom / American River Canyon North Market Update - February 2013

FOLSOM Property Sales :   Property sales were 66, down -7% from 71 in February 2012 and -1.5% lower than the 67 sales in January.  February 2013 sales were at a mid level compared to February 2012 and 2011.  February YTD sales of 133 are running -6.5% behind last year's year-to-date sales. Prices:   The Median Sales Price in February was $345,500, up 25.2% from $276,000 in February 2012 and down 01.4% from $350,500 last month.  The Average Sales Price in February was $351,730, up 14.2% from $307,878 in February 2012 and down -2.4% from $360,411 last month. Inventory & Month's Supply of Inventory (MSI):   With 66 homes sold last month and 61 homes currently available in Folsom, there is less than a one month supply of available homes.  Most sellers are still receiving multiple offers.
