FOLSOM Property Sales:   November property sales were 71, down -21.1% from 90 in November of 2012 and -10.1 lower than the 79 last month.   November 2013 sales were at their lowest level as compared to November of 2012 and 2011.   November YTD sales of 1,005 are running 7.8% ahead of last year's year-to-date sales of 932. Prices:   The Median Sales Price in November was $385,000, up 11.9% from $343,917 in November of 2012 and down -4.3% from $402,500 last month.   The Average Sales Price in November was $405,142, up 16.2% from $348,527 in November of 2012 and down -3.8% from $421,352 last month.   November 2013 ASP was at it's highest level compared to November of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   With 71 homes sold last month and 121 currently available in Folsom, we have slightly less than a 2 month supply of available inventory.   The number of new listings in November 2013 was 63, down -38.8% from 103 last month and down -1

FOLSOM Property Sales:   October property sales were 78, equal to 78 in October 2012 and -2.5% lower than the 80 sales last month.   October 2013 sales were at a mid level compared to October of 2012 and 2011.   October YTD sales of 933 are running 10.8% ahead of last year's year-to-date sales of 842. Prices:   The Median Sales Price in October was $403,750, up 12.9% from $357,500 in October of 2012 and down -0.9% from 407,500 last month.   The Average Sales Price in October was $422,965, up 14.7% from $368,854 in October of 2012 and up 1.6% from $416,439 last month.   October 2013 ASP was at it's highest level compared to October 2012 and 2011. FOLSOM Property Sales:   September property sales were 80, up 4% from 75 in September of 2012 and -35% lower than the 120 sales last month.   September 2013 sales were at a mid level compared to September of 2012 and 2011.   September YTD sales of 853 are running 11.6% ahead of last year's year-to-date sales of 764. Prices:   The Median Sales Price in September was $410,000, up 20.6% from $340,000 in September of 2012 and down -1.9% from $418,023 last month.   The Average Sales Price in September was $417,771, up 16.1% from $359,785 in September of 2012 and down -1.3% from $423,087 last month.   September 2013 ASP was at it's highest level compared to September 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale in September was180, down -4.8% from 189 last month and up 26.8% from 142 in September 2012.    September 2013 inventory was at a mid range as compared to September of 2012 and 2011.

FOLSOM Property Sales:   August property sales were 115, up 17.3% from 98 in August of 2012 and 11.7% higher than the 103 sales last month.   August 2013 sales were at their highest level compared to August 2012 and 2011.   August YTD sales of 770 are running 11.8% ahead of last year's year-to-date sales of 689. Prices:   The Median Sales Price in August was $417.000, up 24.3% from $335,500 in August of 2012 and down -0.5% from $419,000 last month.    The Average Sales Price in August was $422,203, up 25.5% from $336,322 in August of 2012 and down -2.8% from $434,246 last month.    August 2013 ASP was at it's highest level as compared to August 2012 and 2011. FOLSOM Property Sales:   July property sales were 101, up 32.9% from 76 in July 2012 and -13.7% lower than the 117 sales last month.   July 2013 sales were at a mid level compared to July 2012 and 2011.   July YTD sales of 653 are running 10.5% ahead of last year's year-to-date sales of 591.   July 2013 short sale properties were 30, down -67% as compared to 90 in July 2012. FOLSOM: Property Sales:   June property sales were 114, up 28.1% from 89 in June 2012 and -10.2% lower than the 127 sales last month.   June 2013 sales were at their highest level compared to June of 2012 and 2011.   June YTD sales of 549 are running 6.6% ahead of last year's YTD of 515.   June 2013 short sale properties were 31, down -66% as compared to 90 in July 2012. Prices:   The Median Sales Price in June was $397,090, up 14.6% from June 2012, and up 5.9% from $375,000 last month.   The Average Sales Price in June was $416,685, up 15% from $362,355 in June 2012 and up 9.9% from $397,042 last month.    June 2013 ASP was at it's highest level as compared to June of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale as of June was 135, up 3.1% from 131 last month and down -28.9% from 190 in June 2012.   June 2013 inventory was at it's lowest level as compared with June 2012 and 2011.

FOLSOM: Property Sales: May property sales were 121, up 21% from 100 in May 2012 and 33% higher than the 91 sales last month.  May 2013 sales were at their highest level compared to May 2012 and 2011.  May YTD sales of 429 are running 0.7% ahead of last year's year-to-date sales of 426. Prices: The Median Sales Price in May was $375,000, up 29.9% from $288,600 in May of 2012 and equal to $375,000 last month.  The Average Sales Price in May was $379,312, up 29.5% from $292,826 in May of 2012 and down -7% from $407,700 last month.  May 2013 ASP was at it's highest level compared to May of 2012 and 2011. Inventory & Month's Supply of Inventory (MSI): The total inventory of properties available for sale as of May was 103, down -11.2% from 116 last month and down -48% from 198 in May of last year.  The May 2013 MSI of 0.9 months was at it's lowest level compared to May of 2012 and 2011. FOLSOM Property Sales:   April property sales were 90, down from 101 in April 2012 and 13.9% higher than the 79 sales last month.  April 2013 sales were at a mid level compared to April 2012 and 2011.  April YTD sales of 307 are running -5.8% behind last year's year-to-date sale of 326. Prices:   The Median Sales Price in April was $385,000, up 31.8% from $292,000 in April of 2012 and up 0.9% from $381,593 last month.  The Average Sales Price in April was $409,836, up 24% from $328,713 in April of 2012 and up 7.3% from $381,950 last month.  April 2013 ASP was at it's highest level as compared to April of 2012 and 2011. FOLSOM Property Sales:   March property sales were 76, down -9.6% from 83 in March 2012 and 7.1% higher than the 70 sales last month.  March 2013 sales were at their lowest level compared to March of 2012 & 2011.  March YTD sales of 213 are running -5.3% behind last year's year-to-date sale of 225. Prices:   The Median Sales price in March was $385,000, up 11.3% from the $346,000 last month, and up 21.1% from $317,990 in March 2012.  The Average Sales Price in March was $380,116, up 6.4% from $357,284 last month, and up 19.5% from $317,990 in March 2012.  March ASP was at it's highest level as compared to March 2012 & 2011. Inventory & Month's Supply of Inventory (MSI):   With 76 homes sold last month and 71 homes currently available in Folsom, there is less than a one month supply of available homes.  Many sellers are continuing to receive multiple offers. FOLSOM Property Sales :   Property sales were 66, down -7% from 71 in February 2012 and -1.5% lower than the 67 sales in January.  February 2013 sales were at a mid level compared to February 2012 and 2011.  February YTD sales of 133 are running -6.5% behind last year's year-to-date sales. Prices:   The Median Sales Price in February was $345,500, up 25.2% from $276,000 in February 2012 and down 01.4% from $350,500 last month.  The Average Sales Price in February was $351,730, up 14.2% from $307,878 in February 2012 and down -2.4% from $360,411 last month. Inventory & Month's Supply of Inventory (MSI):   With 66 homes sold last month and 61 homes currently available in Folsom, there is less than a one month supply of available homes.  Most sellers are still receiving multiple offers.
