Folsom Market Update - July 2016

Property Sales:  July property sales were 98, down -21% from 124 in July of 2015, and -31.5% lower than the 143 sales last month.   July 2016 sales were at their lowest level as compared to July of 2015 and 2014.   July YTD sales of 629 are running -1.6% behind last year's year-to-date sales of 639. Prices:   The Median Sales Price in July was $466,000, up 2.5% from $454,594 in July of 2015 and down -4.5% from $488,000 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in July was $493,088, up 6.6% from $462,4497 in July of 2015 and down -1.2% from $498,851 last month.   The July ASP was at it's highest level as compared to July of 2015 and 2014.
