FOLSOM Market Report - March 2017

Property Sales:      March property sales were 75, down -24% from 99 in March 2016 and 78% higher than the 42 sales last month.      March 2017 sales were at their lowest level as compared to March of 2016 and 2015.        March YTD sales of 159 are running -18% behind last year's year-to-date sales of 194. Prices:      The median sales price in March was $480,163, up 4% from $460,000 in March 2016 and up .6% from $477,500 last month.      The average sales price in March was $490,376, up 5% from $465,616 in March of 2016 and up .6% from $487,618 last month.      The March ASP was at it's highest level as compared to March 2016 and 2015. Available Inventory of Homes:      The total inventory of properties available for sale as of March was 108, up 11% from 97 last month and down -25% from 144 in March of last year.      Currently there is a 1.4 month supply of inventory.
