FOLSOM MARKET UPDATE - NOVEMBER 2016

Property Sales:  November property sales were 75, up 7.1 % from 70 in November of 2015, and -5.1% lower than the 79 sales last month.   November 2016 sales were at their highest level as compared to November of 2015 and 2014.   November YTD sales of 1,011 are running -1.7% behind last year's year-to-date sales of 1,029. Prices:   The Median Sales Price in November was $450,000, up 6.5% from $442,500 in November of 2015 and down -4.3% from $470,000 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in November was $484,445, up 13.6% from $426,504 in November of 2015 and up 2% from $475,172 last month.   The November ASP was at it's highest level as compared to November of 2015 and 2014. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of November was 95, down -30.7% from 137 last month and down -28.6% from 133 in November

FOLSOM MARKET UPDATE - OCTOBER 2016

Property Sales:  October property sales were 77, down -32.5% from 114 in October of 2015, and -28% lower than the 107 sales last month.   October 2016 sales were at their lowest level as compared to October of 2015 and 2014.   October YTD sales of 933 are running -2.7% behind last year's year-to-date sales of 959. Prices:   The Median Sales Price in October was $460,000, up 4.5% from $440,000 in October of 2015 and up 2.8% from $447,500 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in October was $474,127, up 1.8% from $465,532 in October of 2015 and up 1% from $469,351 last month.   The October ASP was at it's highest level as compared to October of 2015 and 2014. Property Sales:  September property sales were 99, down -3% from 101 in September of 2015, and -17% lower than the 110 sales last month.   September 2016 sales were at their lowest level as compared to September of 2015 and 2014.   September  YTD sales of 847 are running 0.2% ahead of  last year's year-to-date sales of 845. Prices:   The Median Sales Price in August was $445,000, up 5.5% from $422,000 in September of 2015 and down 3.9% from $463,000 last month.   Median = the same # of properties sold above & below the Median Price   The Average Sales Price (ASP) in September was $469,481, up 7.5% from $436,542 in September of 2015 and down -1.2% from $475,241 last month.   The September ASP was at it's highest level as compared to September of 2015 and 2014.
