American River Canyon North 2015 Year End Review How did 2015 compare with the past 4 years? American River Canyon North saw 43 homes sold in 2015 which is up by 53% from 28 homes sold in 2014 and up 16% from the previous highest level of 37 sold in 2012. Home values have continued to make gains over the last 4 years from a low in 2012 of $150 per square foot to $197 a square foot in 2015. The average days on market has increased from 54 in 2014 to 67 in 2015 despite the healthy activity in our local real estate market.  However, 54 days is a significant improvement over the 93 days we were experiencing in in 2011. Short sales and bank owned properties have declined to almost insignificant levels since their highs in 2008 and 2009. FOLSOM / AMERICAN RIVER CANYON NORTH MARKET UPDATE - DECEMBER 2015

FOLSOM Property Sales:  December property sales were 73, up 10.8% from 65 in December of 2014, and  4.3% higher than the 69 sales last month.   December 2015 sales were at their highest level as compared to December of 2014 and 2013.   December YTD sales of 1,100 are running 9.9% ahead of last year's year-to-date sales of 1,001. Prices:   The Median Sales Price in December was $440,376 up 11.5% from $395,000 in December of 2014 and up 4.9% from $420,000 last month.   Median means Middle (the same # of properties sold above & below Median).   The Average Sales Price (ASP) in December was $462,738, up 12.5% from $411,252 in December of 2014 and up 8.6% from $425,909 last month.   The December ASP was at it's highest level as compared to December of 2014 and 2013.
