Folsom / American River Canyon North Market Update - April 2014

Folsom Property Sales:   April property sales were 87, down -4.4% from 91 in April of 2013 and equal to 87 sales last month.   April 2014 sales were at their lowest level as compared to April of 2013 and 2012.    April YTD sales of 285 are running -7.5% behind last year's year-to-date sales of 308. Prices:   The Median Sales Price in April was $416,000, up 10.9% from $375,000 in April of 2013 and up 4.0% from $400,000 last month.   The Average Sales Price in April was $425,299, up 4.3% from $407,700 in April of 2013 and up 4.0% from $408,867 last month.   The April ASP was at it's highest level as compared to April of 2013 and 2012. Inventory & Month's Supply of Inventory:   With 87 homes sold in April and 179 homes currently available in Folsom, there is a 2.2 months supply of available homes.   The number of listings is 179, up from 153 last month and up from 136 in April of 2013.   The April 2014 MSI of 2.2 months was at mid range compared to April of 2
