Folsom / American River Canyon North Market Update - June 2015

FOLSOM Property Sales:  June property sales were 118, up 36% from 86 in June of 2014, and  24.5% higher than the 94 sales last month.   June 2015 sales were at mid level as compared to June of 2014 and 2013.   June YTD sales of 507 are running 3.9% ahead of last year's year-to-date sales of 488. Prices:   The Median Sales Price in June was $450,000, up 6.3% from $423,146 in June of 2014 and up 11.1% from $404,950 last month.   The Average Sales Price in June was $466,310, up 6.5% from $437,977 in June of 2014 and up 8.8% from $428,444 last month.   The June ASP was at it's highest level as compared to June of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of June was 190, down 2.6% from 195 last month and down -25.5% from 254 in June of last year.   Currently, there is a 1.6 month supply of inventory.
