Folsom / American River Canyon North Market Update - July 2014

Folsom Property Sales:   July property sales were 90, down -15.5% from 103 in July of 2013 and 1.2% higher than the 86 last month.   July 2014 sales were at a mid level as compared to July 2013 and 2012.   July YTD sales of 575 are running -12.2% behind last year's year-to-date sales of 655. Prices:   The Median Sale Price in July was $453,000, up 8.1% from $419,000 in July 2013 and up 7.1% from $423,146 last month.   The Average Sales Price in July was $465,819, up 7.3% from $434,246 in July 2013 and up 6.4% from $437,977 last month.    July 2014 ASP was at it's highest lever as compared to July 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale in July was 232, down -5.7% from 246 last month and up 20.2% from 193 in July 2013.   There is currently a 2.57 month supply of available homes.
