Folsom / American River Canyon North Market Update - June 2014

Folsom Property Sales:   June property sales were 84, down -28% from 117 in June 2013 and -27% lower than the 115 sales last month.   June 2014 sales were at their lowest level compared to June 2013 and 2012.   June YTD sales of 486 are running -12% behind last year's year-to-date sale of 552. Prices:   The Median Sales Price in June was $423,146, up 5.8% from $399,000 in June of 2013 and up 3.2% from $410,000 last month.   The Average Sales Price in June was $438,463, up 5.3% from $416,643 in June 2013 and up 3.6% from $423,533 last month.   June 2014 ASP was at it's highest level compared to June of 2013 and 2012. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale in June was 226, up 9.2% from 207 last month and up 24.9% from 181 in June of last year.   There is currently a 2.7 month supply of available homes.
