FOLSOM MARKET REPORT - SEPTEMBER 2017

PROPERTY SALES:               September property sales were 93, down -13% from 108 in September of 2016 and 4.5% higher than the 89 sales last month.               September 2017 sales were at their lowest level as compared to September of 2016 and 2015.               September YTD sales of 778 are running -9% behind last year’s year-to-date sales of 860.   PRICES:               The median sales price in September was $525,000, up 17% from $448,750 in September 2016 and up 5% from $498,000 last month.                The average sales price in September was $537,408, up 14% from $469,913 in September of 2016 and up 4% from $516,957 last month.  September’s AVP was at it’s highest level as compared to September 2016 and 2015.   INVENTORY OF AVAILABLE HOMES:               The total inventory of properties available for sale was 145, down -18% from 177 last month and down -15% from 172 in September of last year.                                  There is c

Property Sales:      August property sales were 86, down -29% from 122 in August 2016 and -24% lower than the 114 sales last month.      August 2017 sales were at their lowest level as compared to August of 2016 and 2015.        August YTD sales of 682 are running -9% behind last year's year-to-date sales of 752. Prices:      The median sales price in August was $497,000, up 7% from $461,500 in August 2016 and up 1% from $491,544 last month.      The average sales price in August was $517,083, up 9% from $473,571 in August of 2016 and up 6% from $513,986 last month.      The August 2017 ASP was at it's highest level as compared to August of 2016 and 2015. Available Inventory of Homes:      The total inventory of properties available for sale was 154, down -13% from 181 last month and down -17% from 191 in August of last year.      Currently there is a 1.8 month supply of inventory. Property Sales:      July property sales were 109, up 10% from 99 in July 2016 and -9.9% lower than the 121 sales last month.      July 2017 sales were at mid level as compared to July of 2016 and 2015.        July YTD sales of 591 are running -6.2% behind last year's year-to-date sales of 630. Prices:      The median sales price in July was $491,730, up 9% from $451,000 in July 2016 and down -2.6% from $505,000 last month.      The average sales price in July was $514,641, up 4.8% from $491,158 in July of 2016 and down -4.4% from $538,170 last month.      The July 2017 ASP was at it's highest level as compared to July of 2016 and 2015. Available Inventory of Homes:      The total inventory of properties available for sale as of was 162, down -0.6% from 163 last month and down -24.7% from 215 in July of last year.      Currently there is a 1.5 month supply of inventory. Property Sales:      May property sales were 114, up 11.8% from 102 in May 2016 and 67.6% higher than the 68 sales last month.      May 2017 sales were at their highest level as compared to May of 2016 and 2015.        May YTD sales of 349 are running -10% behind last year's year-to-date sales of 388. Prices:      The median sales price in May was $500,500, up 3.5% from $483,375 in May 2016 and up 2.3% from $489,250 last month.      The average sales price in May was $526,626, up 7% from $492,386 in May of 2016 and up 3.9% from $506,658 last month.      The May 2017 ASP was at it's highest level as compared to May of 2016 and 2015.
