A quick reminder that the filing period to appeal your Sacramento County property tax 2011-2012 tax assessment ends on November 30, 2011. Please contact me if you need any further information to file an appeal.
FOLSOM: The overall Folsom market has slowed since last month only 66 sold/closed in October as compared to 94 in September and 85 in August. The schools are back in session and many folks postpone home shopping in anticipation of the upcoming holidays. Listing inventory is also down which brings the supply of available homes to a 2.5 month inventory and is considered a “stable” market.
Folsom’s housing stats for October 2011*:
Current Properties for Sale : 301 Price Range: $60,918 - $1,200,000
Properties Sold in September: 94
Properties Sold in October 66 Price Range: $85,499 - $660,000
Current Pending Sales 121 Price Range: $129,000 - $949,000

$100,000’s – 9 $200,000’s – 22 $300,000’s – 22
$400,000’s – 9 $500,000’s – 3 $600,000’s – 1
ARC NORTH: The active listing inventory is still very, very low despite the fact that 5 new homes came on the market last month. We are at a 6 month supply of available inventory. It is a very sluggish market in the upper end and only 4 homes closed in Folsom in October in the $500,000 and above price range.
Current Stats*: 11 Active Listings, 1 Active Short Sale, 4 Short Sale Contingent, 2 Pending and 2 Sold/Closed since 10/1/11.
