Folsom / American River Canyon North Market Update - August 2013

FOLSOM Property Sales:   August property sales were 115, up 17.3% from 98 in August of 2012 and 11.7% higher than the 103 sales last month.   August 2013 sales were at their highest level compared to August 2012 and 2011.   August YTD sales of 770 are running 11.8% ahead of last year's year-to-date sales of 689. Prices:   The Median Sales Price in August was $417.000, up 24.3% from $335,500 in August of 2012 and down -0.5% from $419,000 last month.    The Average Sales Price in August was $422,203, up 25.5% from $336,322 in August of 2012 and down -2.8% from $434,246 last month.    August 2013 ASP was at it's highest level as compared to August 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale in August was 178, down -2.2% from 182 last month and up 11.3% from 160 in August of last year.   Inventory was at mid range compared to August 2012 and 2011.   The August MSI of 1.5 months was at it
