Folsom / American River Canyon North Market Update - March 2013

FOLSOM Property Sales:   March property sales were 76, down -9.6% from 83 in March 2012 and 7.1% higher than the 70 sales last month.  March 2013 sales were at their lowest level compared to March of 2012 & 2011.  March YTD sales of 213 are running -5.3% behind last year's year-to-date sale of 225. Prices:   The Median Sales price in March was $385,000, up 11.3% from the $346,000 last month, and up 21.1% from $317,990 in March 2012.  The Average Sales Price in March was $380,116, up 6.4% from $357,284 last month, and up 19.5% from $317,990 in March 2012.  March ASP was at it's highest level as compared to March 2012 & 2011. Inventory & Month's Supply of Inventory (MSI):   With 76 homes sold last month and 71 homes currently available in Folsom, there is less than a one month supply of available homes.  Many sellers are continuing to receive multiple offers.
