Folsom / American River Canyon North Market Update - September 2015

FOLSOM Property Sales:  September property sales were 94, down -10.5% from 105 in September of 2014, and  -10.5% lower than the 105 sales last month.   September 2015 sales were at mid level as compared to September of 2014 and 2013.   September YTD sales of 838 are running 5.7% ahead of last year's year-to-date sales of 793. Prices:   The Median Sales Price in September was $421,750, up 0.2% from $421,000 in September of 2014 and down -3.9% from $439,000 last month.   The Average Sales Price (ASP) in September was $432,167, down -4,7% from $453,437 in September of 2014 and down -3.4% from $447,448 last month.   The  September ASP was at mid range as compared to September of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of September was 163, down -28.2% from 227 last month and down -29.7% from 232 in September of last year.   Currently, there is a 1,7 month supply of inventory.
