Folsom / American River Canyon North Market Update - August 2014

Folsom Property Sales:   August property sales were 99, down -17.5% from 120 in August 2013 and 4.2% higher than the 95 sales last month.   August 2014 sales were at mid level as compared to August 2013 and 2012.   August YTD sales of 682 are running -12% behind last year-to-date sales of 775. Prices:   The Median Sales Price in August was $429,000, up from $418,023 in August of 2013 and down -4.9% from $451,000 last month.   The Average Sales Price in August was $458,252, up 8.3% from $423,087 in August of 2013 and up 0.1% from $457,993 last month.   The August ASP was at it's highest level as compared to August 2013 and 2012. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale in August was 209, down -16.4% from 250 last month and up 5% from 199 in August of last year.   There is currently a 2.1 months supply of inventory.
