Folsom / American River Canyon North Market Update - May 2015

FOLSOM           Property Sales:  May property sales were 94, down 18.3% from 115 in May  of 2014, and -11.3% lower than the 106 sales last month.   May 2015 sales were at their lowest level as compared to May of 2014 and 2013.   May YTD sales of 289 are running -3.2% behind last year's year-to-date sales of 402. Prices:   The Median Sales Price in May was $404,950, down - 1.2% from $410,000 in May of 2014 and down -6.9% from $435,000 last month.   The Average Sales Price in May was $428,444, up 1.2% from $423,533 in May of 2014 and down -7%  from $460,594  last month.   The May ASP was at it's highest level as compared to May 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of May was 179, up 4.1.% from 172 last month and down -17.5% from 217 in May of last year.   Currently, there is a 1.9 month supply of inventory.
