Folsom / American River Canyon North Market Update - September 2013

FOLSOM Property Sales:   September property sales were 80, up 4% from 75 in September of 2012 and -35% lower than the 120 sales last month.   September 2013 sales were at a mid level compared to September of 2012 and 2011.   September YTD sales of 853 are running 11.6% ahead of last year's year-to-date sales of 764. Prices:   The Median Sales Price in September was $410,000, up 20.6% from $340,000 in September of 2012 and down -1.9% from $418,023 last month.   The Average Sales Price in September was $417,771, up 16.1% from $359,785 in September of 2012 and down -1.3% from $423,087 last month.   September 2013 ASP was at it's highest level compared to September 2012 and 2011. Inventory & Month's Supply of Inventory (MSI):   The total inventory of properties available for sale in September was180, down -4.8% from 189 last month and up 26.8% from 142 in September 2012.    September 2013 inventory was at a mid range as compared to September of 2012 and 2011.
