Folsom / American River Canyon North Market Update - November 2015

FOLSOM Property Sales:  November property sales were 66, up 8.2% from 61 in November of 2014, and  -41.6% lower than the 113 sales last month.   November 2015 sales were at mid level as compared to November of 2014 and 2013.   November YTD sales of 1,024 are running 9.4% ahead of last year's year-to-date sales of 936. Prices:   The Median Sales Price in November was $422,500, up 3.8% from $407,000 in November of 2014 and down -4.4% from $442,000 last month.   The Average Sales Price (ASP) in November was $426,286, up 6.4% from $400,544 in November of 2014 and down -8.6% from $466,404 last month.   The November ASP was at it's highest level as compared to November of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of November was 115, down -25.3% from 154 last month and down -31.1% from 167 in November of last year.   Currently, there is a 1.7 month supply of inventory.
