August property sales were 110, up 4.8% from 105 in August of 2015, and 11.1% higher than the 99 sales last month.
August 2016 sales were at their highest level as compared to August of 2015 and 2014.
August YTD sales of 740 are running -0.5% behind last year's year-to-date sales of 744.
Prices:
The Median Sales Price in August was $457,500, up 4.2% from $439,000 in August of 2015 and up 1.4% from $451,000 last month. Median = the same # of properties sold above & below the Median Price
The Average Sales Price (ASP) in August was $477,470, up 6.7% from $447,448 in August of 2015 and down -2.8% from $491,158 last month.

Inventory & Month's Supply of Inventory:
The total inventory of properties available for sale as of August was 185, down -12.7% from 212 last month and down -19.6% from 230 in August of last year.
