Property Sales:
 November property sales were 66, up 8.2% from 61 in November of 2014, and  -41.6% lower than the 113 sales last month.
  November 2015 sales were at mid level as compared to November of 2014 and 2013.
  November YTD sales of 1,024 are running 9.4% ahead of last year's year-to-date sales of 936.

Prices:
  The Median Sales Price in November was $422,500, up 3.8% from $407,000 in November of 2014 and down -4.4% from $442,000 last month.
  The Average Sales Price (ASP) in November was $426,286, up 6.4% from $400,544 in November of 2014 and down -8.6% from $466,404 last month.
  The November ASP was at it's highest level as compared to November of 2014 and 2013.

Inventory & Month's Supply of Inventory:
  The total inventory of properties available for sale as of November was 115, down -25.3% from 154 last month and down -31.1% from 167 in November of last year.
  Currently, there is a 1.7 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. American River Canyon North / Folsom Market Update 11/3/11

Greetings, Fall is in full color and the trees are producing the most wonderful yellow, red and orange leaves.   Almost the holidays again…where does the time go? A quick reminder that the filing period to appeal your Sacramento County property tax 2011-2012 tax assessment ends on November 30, 2011.     Please contact me if you need any further information to file an appeal. FOLSOM :   The overall Folsom market has slowed since last month only 66 sold/closed in October as compared to 94 in September and 85 in August.   The schools are back in session and many folks postpone home shopping in anticipation of the upcoming holidays.   Listing inventory is also down which brings the supply of available homes to a 2.5 month inventory and is considered a “stable” market.
