Folsom / American River Canyon North Market Update - February 2014

Property Sales:
  February property sales were 51, down -27.1% from 70 in February of 2013 and -8.9% lower than the 56 sales last month.
  February 2014 sales were at their lowest level as compared to February 2013 and 2012.
  February YTD sale of 107 are running -22.5% behind last year's year-to-date sales of 138.

Prices:
  The Median Sales Price in February was $390,000, up 12.7% from $346,000 in February 203 and down -5.5% from $412,500 last month.
  The Average Sales Price in February was $419,726, up 17.5% from $357,284 in February 2013 and up 4.9% from $400,216 last month.
  February 2014 ASP was at it's highest level as compared to February 2013 and 2012.

Inventory & Month's Supply of Inventory:
  With 51 homes sold last month and 139 homes currently available in Folsom, there is a 2.72 month supply of available homes.
  The number of available listings is 139, up from 129 last month and up from 120 in January 2013.
  The February 2014 MSI of 2.72 months was at a mid range as compared with February 2013 and 2012.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of October was 137, down -19.4% from 170 last month and down -32.8% from 204 in October of last year.   Currently, there is a 1.3 month supply of inventory. American River Canyon North / Folsom Market Update 11/3/11

Greetings, Fall is in full color and the trees are producing the most wonderful yellow, red and orange leaves.   Almost the holidays again…where does the time go? A quick reminder that the filing period to appeal your Sacramento County property tax 2011-2012 tax assessment ends on November 30, 2011.     Please contact me if you need any further information to file an appeal. FOLSOM :   The overall Folsom market has slowed since last month only 66 sold/closed in October as compared to 94 in September and 85 in August.   The schools are back in session and many folks postpone home shopping in anticipation of the upcoming holidays.   Listing inventory is also down which brings the supply of available homes to a 2.5 month inventory and is considered a “stable” market.
