FOLSOM MARKET UPDATE - May 2016


Property Sales:
 May property sales were 100, up 6.4% from 94 in May of 2015, and 8.7% higher than the 92 sales last month.
  May 2016 sales were at mid level as compared to May of 2015 and 2014.
  May YTD sales of 386 are running -1% behind last year's year-to-date sales of 390.

Prices:
  The Median Sales Price in May was $481,875, up 19% from $404,950 in May of 2015 and up 3.8% from $464,150 last month.  Median = the same # of properties sold above & below the Median Price
  The Average Sales Price (ASP) in May was $491,354, up 14.7% from $428,444 in May of 2015 and up 2.2% from $481,005 last month.
  The May ASP was at it's highest level as compared to May of 2015 and 2014.

Inventory & Month's Supply of Inventory:
  The total inventory of properties available for sale as of May was 147, down 3.9% from 153 last month and down -24.6% from 195 in May of last year.
  Currently, there is a 1.5 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875.
