Folsom Market Report - April 2016



Property Sales:
 April property sales were 88, down -17.8% from 107 in April of 2015, and -11.1% lower than the 99 sales last month.
  April 2016 sales were at their lowest level as compared to April of 2015 and 2014.
  April YTD sales of 282 are running -4.7% behind last year's year-to-date sales of 296.

Prices:
  The Median Sales Price in April was $461,150, up 6% from $435,000 in April of 2015 and up 0.3% from $460,000 last month.  Median means Middle (the same # of properties sold above & below Median).
  The Average Sales Price (ASP) in April was $481,267, up 4.6% from $460,261 in April of 2015 and up 3.4% from $465,515 last month.
  The March ASP was at it's highest level as compared to April of 2015 and 2014.

Inventory & Month's Supply of Inventory:
  The total inventory of properties available for sale as of April was 140, up 1.4% from 138 last month and down -20.5% from 176 in April of last year.
  Currently, there is a 1.6 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875.
