February property sales were 47, down -24.2% from 62 in February of 2015, and unchanged from 47 sales last month.
February 2016 sales were at their lowest level as compared to February of 2015 and 2014.
February YTD sales of 94 are running -14.5% behind last year's year-to-date sales of 110.
Prices:
The Median Sales Price in February was $452,784 up 5.8% from $428,000 in February of 2015 and up 3.2% from $438,900 last month. Median means Middle (the same # of properties sold above & below Median).
The Average Sales Price (ASP) in February was $467,949, up 8.5% from $431,446 in February of 2015 and up 2.6% from $456,101 last month.
The February ASP was at it's highest level as compared to February of 2015 and 2014.
Inventory & Month's Supply of Inventory:
The total inventory of properties available for sale as of February was 87, unchanged from last month and down -46% from 161 in February of last year.
Currently, there is a 1.9 month supply of inventory.
