Folsom / American River Canyon North Market Update - October 2014

Property Sales:
 October property sales were 79, down -1.3% from 78 in October of 2013, and -25.7% lower than the 105 sales last month.
  October 2014 sales were at their lowest level as compared to October of 2013 and 2012.
  October YTD sales of 871 are running -6.7% behind last year's year-to-date sales of 934.

Prices:
  The Median Sales Price in October was $410,000, up 1.9% from $402,500 in October of 2013 and down -2.6% from $421,000 last month.
  The Average Sales Price in October was $428,813, up 1.8% from $421,352 in October 2013 and down -5.4% from $453,437 last month.
  The October ASP was at it's highest level as compared to October 2013 and 2012.

Inventory & Month's Supply of Inventory:
  The total inventory of properties available for sale as of October was 185, down -17% from 223 last month and down -4.1% from 193 in October of last year.
  Currently, there is a 2.4 month supply of inventory.
