Folsom / American River Canyon North Market Update - February 2013

Property Sales:  Property sales were 66, down -7% from 71 in February 2012 and -1.5% lower than the 67 sales in January.  February 2013 sales were at a mid level compared to February 2012 and 2011.  February YTD sales of 133 are running -6.5% behind last year's year-to-date sales.

Prices:  The Median Sales Price in February was $345,500, up 25.2% from $276,000 in February 2012 and down 01.4% from $350,500 last month.  The Average Sales Price in February was $351,730, up 14.2% from $307,878 in February 2012 and down -2.4% from $360,411 last month.

Inventory & Month's Supply of Inventory (MSI):  With 66 homes sold last month and 61 homes currently available in Folsom, there is less than a one month supply of available homes.  Most sellers are still receiving multiple offers.

Property Sales:  There were 3 sales in February, up from 1 sale in January, but down from 6 sales in December 2011.

Prices:  The Average Sales Price in February was $570,529, up from $549,000 in January 2013.  The ASP in January 2012 was $513,333 with no sales in February 2012.

Inventory & Month's Supply of Inventory (MSI):  The available inventory continues to be extremely low with 3 homes currently on the market.  With 3 homes sold in February and 3 homes available, there is a 1 month supply of inventory.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of October was 137, down -19.4% from 170 last month and down -32.8% from 204 in October of last year.   Currently, there is a 1.3 month supply of inventory.
