Property Sales:  Property sales were 62, down -14.1% from 71 in January 2012 and -25.6% lower than the sales last month.  January 2013 sales were at a mid level compared to January 2012 and 2011.  January YTD sales of 62 are running-14.1% behind last year's YTD sales of 71.

Prices:  The Median Sales Price in January was $354,000, up 33.6% from $265,000 in January 2012 and up 0.4% from $352,500 last month.  The Average Sales Price in January was $363,551, up 26.1% from $288,269 in January 2012 and down -3.2% from $375,391 last month.  January ASP was at it's highest level as compared to January 2012 and 2011.

Inventory & Month's Supply of Inventory (MSI);  With 62 homes sold last month and 54 homes currently available in Folsom, there is less than a one month supply of available homes.  Most sellers are still receiving multiple offers.

AMERICAN RIVER CANYON NORTH (Dec 2012 & Jan 2013)

Property Sales:  There were 6 sales in December, up from 2 sales in December 2011.  There was 1 sale in January, remaining unchanged from 1 sale in January 2012.

Prices:  The Average Sales Price in December was $555,667, up from $487,500 in December 2011.  The Average Sales Price in January was $549,000, up from $412,500 in January 2012.

Inventory and Month's Supply of Inventory (MSI):  The available inventory is extremely low with 3 homes currently on the market.  The MSI remains unchanged with a 3 month supply (normal market).

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. Folsom / American River Canyon North Market Update - August 2015

FOLSOM Property Sales:  August property sales were 99, down -2.9% from 102 in August of 2014, and  -20.2% lower than the 124 sales last month.   August 2015 sales were at their lowest level as compared to July of 2014 and 2013.   August YTD sales of 738 are running 7.3% ahead of last year's year-to-date sales of 688. Prices:   The Median Sales Price in August was $435,000, up 1.9% from $427,000 in August of 2014 and down -4.3% $454,594 last month.   The Average Sales Price in August was $445,739, down -2.6% from $457,656 in August of 2014 and down -3.6% from $462,449 last month.   The August ASP was at mid range as compared to August of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of August was 194, down -2.9% from 204 last month and down -15.4% from 234 in August of last year.   Currently, there is a 2 month supply of inventory.
