Property Sales: December property sales were 76, down -7.3% from 82 in December 2011 and -15.6% lower than the 90 sales last month. December year-to-date (YTD) sales of 1,008 are running -1.4% behind last year's YTD sales of 1,022.
Prices: The median sales price in December was $355,965, up 26% from $282,500 in December 2011, and up 3.5% from $343,917 last month. The Average Sales Price in December was $380,237, up 29.7% from $293,111 in December 2011, and up 9.1% from $348,527 last month. December 2012 ASP was at it's highest level compared to December of 2011 and 2010.
Inventory & Month's Supply of Inventory (MSI): With 76 homes sold in December and 55 homes currently available in Folsom, there is less than a one month supply of available inventory.

The number of homes sold in 2012 is up 9% over the previous high of 34 homes sold in 2007. Bank owned properties and short sales no longer represent the majority of home sales in ARC North.
Over the past 6 years values in the Canyon have continued downward despite the surge in home values in Folsom overall. ARCN's 2007 average sale price per square foot was $221, substantially higher than the current $153. With the increased activity we have seen in 2012, I believe that 2013 will be the year where property values will again be on the increase due to low inventory and high buyer demand.
Average days on market have been as high as 93 in 2011 to 2012's low of 54. Again, due to the historically low inventory of available homes in the Canyon.
