American River Canyon North / Folsom Market Update for April 2012

FOLSOM:  The under $450,000 market continues to see multiple offers and low numbers of available homes.  Offers to purchase slow down over the $450,000 price point, but this has been a very active spring in the Folsom real estate market.  Buyer traffic has been good in all price ranges and many buyers are ready to make offers.  The number sales in the $400,000 to $600,000 is up substantially over past months.  There currently is a 1.5 month supply of available homes in Folsom which indicates an increasing overall trend.

AMERICAN RIVER CANYON NORTH:  With the last two months increase in pending sales I anticipated that there would be some closings in April and there were four homes which closed escrow during the month.  There has been a slight increase in the listing inventory and one home went pending in April.  There is currently a 2.5 month supply of available homes in ARC North which indicates an increasing overall trend.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013.
