American River Canyon North / Folsom Market Update 4/2/12

FOLSOM:  Huge changes in the market and they are all positive.  Folsom continues to be an excellent location for home ownership and multiple offers are being seen on many Folsom properties.  Last April there were 389 available and 119 pending homes in Folsom – compare that with the current numbers.
Housing Stats for March 2012*:
Current Properties for Sale:     204     Price Range:  $99,000 - $1,150,000

Properties Sold in March:          71                           $90,000 - $960,000

AMERICAN RIVER CANYON NORTH:  Pending sales have increased significantly and available inventory remains extremely low.   There are no active bank owned homes at this time and all of the short sales have accepted offers.  Buyer activity has increased in the last four weeks and the open houses have had great traffic.

Current ARC North Stats*:  7 Active Listings, 0 Active Short Sales, 5 Short Sale Contingent, 7 Pending, and 1 Sold/Closed since 3/1/12.

FOLSOM Property Sales:  October property sales were 107, up 30.5% from 82 in October of 2014, and  5.9% higher than the 101 sales last month.   October 2015 sales were at their highest level as compared to October of 2014 and 2013.   October  YTD sales of 952 are running 8.8% ahead of last year's year-to-date sales of 875. Prices:   The Median Sales Price in October was $442,000, up 7.8% from $410,000 in October of 2014 and up 4.7% from $422,000 last month.   The Average Sales Price (ASP) in October was $467,090, up 8.6% from $430,200 in October of 2014 and up 7.0% from $436,542 last month.   The  October ASP was at it's highest level as compared to October of 2014 and 2013. Inventory & Month's Supply of Inventory:   The total inventory of properties available for sale as of October was 137, down -19.4% from 170 last month and down -32.8% from 204 in October of last year.   Currently, there is a 1.3 month supply of inventory.
