FOLSOM MARKET REPORT - SEPTEMBER 2017

PROPERTY SALES:

              September property sales were 93, down -13% from 108 in September of 2016 and 4.5% higher than the 89 sales last month.

              September 2017 sales were at their lowest level as compared to September of 2016 and 2015.

              September YTD sales of 778 are running -9% behind last year’s year-to-date sales of 860.

 

PRICES:

              The median sales price in September was $525,000, up 17% from $448,750 in September 2016 and up 5% from $498,000 last month. 

              The average sales price in September was $537,408, up 14% from $469,913 in September of 2016 and up 4% from $516,957 last month.  September’s AVP was at it’s highest level as compared to September 2016 and 2015.

 

INVENTORY OF AVAILABLE HOMES:

              The total inventory of properties available for sale was 145, down -18% from 177 last month and down -15% from 172 in September of last year.                   

              There is currently a 1.6 months supply of inventory.
