Folsom Market Report - July 2017

Property Sales:

     July property sales were 109, up 10% from 99 in July 2016 and -9.9% lower than the 121 sales last month.
     July 2017 sales were at mid level as compared to July of 2016 and 2015.  
     July YTD sales of 591 are running -6.2% behind last year's year-to-date sales of 630.

Prices:
     The median sales price in July was $491,730, up 9% from $451,000 in July 2016 and down -2.6% from $505,000 last month.
     The average sales price in July was $514,641, up 4.8% from $491,158 in July of 2016 and down -4.4% from $538,170 last month.
     The July 2017 ASP was at it's highest level as compared to July of 2016 and 2015.

Available Inventory of Homes:
     The total inventory of properties available for sale as of was 162, down -0.6% from 163 last month and down -24.7% from 215 in July of last year.
     Currently there is a 1.5 month supply of inventory.
