Folsom / American River Canyon North Market Update - April 2013

FOLSOM Property Sales:   April property sales were 90, down from 101 in April 2012 and 13.9% higher than the 79 sales last month.  April 2013 sales were at a mid level compared to April 2012 and 2011.  April YTD sales of 307 are running -5.8% behind last year's year-to-date sale of 326. Prices:   The Median Sales Price in April was $385,000, up 31.8% from $292,000 in April of 2012 and up 0.9% from $381,593 last month.  The Average Sales Price in April was $409,836, up 24% from $328,713 in April of 2012 and up 7.3% from $381,950 last month.  April 2013 ASP was at it's highest level as compared to April of 2012 and 2011.
